The island runs about seven miles from Bean Point at the north tip to Longboat Pass at the south, Gulf of Mexico on the west side, Anna Maria Sound and the Intracoastal Waterway on the east. It holds three separate incorporated cities, Anna Maria, Holmes Beach, and Bradenton Beach, each with its own government, zoning code, and vacation rental ordinance, reached by the Manatee Avenue and Cortez Road bridges from Bradenton or the Longboat Pass bridge from Longboat Key. That three city split matters for financing more than most buyers expect.

The built environment is deliberately low rise. Height limits in all three cities have kept high rises off the island, so the housing stock runs to Old Florida cottages, stilted beach houses, ground level ranch homes on canals, small condo communities, and increasingly, elevated new construction. Pine Avenue in the City of Anna Maria and Bridge Street in Bradenton Beach anchor the island's two walkable commercial districts, with shops, galleries, and Gulf and bay dining instead of chains.

Daily life here runs on the water. A free trolley covers the length of the island from Coquina Beach to the City of Anna Maria, public beach access points line the Gulf side from Bean Point to Coquina Beach, and canal systems in Holmes Beach and the north end put boats behind hundreds of homes. Across the Cortez Bridge sits the village of Cortez, one of Florida's oldest working fishing villages, with seafood houses and boatyards. The tempo is seasonal, winter and spring bring the heaviest visitor traffic, while summer and fall run quieter.

The island is also in a rebuilding chapter. Back to back storms in 2024, Hurricane Helene's surge followed weeks later by Hurricane Milton, flooded ground level structures across Anna Maria Island. By mid-2026 most businesses and rental homes have reopened, the Anna Maria City Pier is being rebuilt to a stronger design with a fall 2026 target, and elevated new construction is reshaping several streets. That leaves a split inventory, renovated or newly elevated homes on one side and as-is ground level properties priced for renovation on the other, and it is exactly what decides which loan program fits a given property.

Bean Point

The quiet north tip of the City of Anna Maria, where Tampa Bay meets the Gulf. Larger beach walk homes on shell lined lanes, no commercial development nearby. Most files here run above conforming loan limits, so jumbo underwriting is the starting point.

What makes an Anna Maria Island file different from a generic Florida file.

Flood insurance is not optional here, and that changes your payment.

Nearly all of Anna Maria Island sits in FEMA Special Flood Hazard Areas, AE zones and, closer to the Gulf front, VE zones, so a federally backed loan requires flood insurance that counts in your debt to income ratio. Premiums vary widely with elevation and construction year, a newer elevated home can insure for far less than an older ground level cottage a few doors down. Condo buildings carry their own approval, separate from yours.

The island's condo stock runs from Coquina Beach communities like Runaway Bay to smaller buildings near Bridge Street. Since the Surfside collapse, Florida requires milestone inspections and real reserve funding on older buildings, and lenders review a building's SIRS, reserve balance, and litigation history before touching a single unit inside it. Some buildings are non-warrantable, meaning conventional financing is off the table no matter how strong your own file is. I pull the condo questionnaire first.

The FEMA 50 percent rule can turn a simple renovation into a full elevation project.

On an older ground level cottage, especially one with 2024 storm history, if repairs reach half the structure's value, the whole home has to meet current flood code, which here usually means elevating it. Anna Maria, Holmes Beach, and Bradenton Beach each run their own building department, floodplain office, and vacation rental ordinance. That means the paperwork trail on a canal home in Key Royale looks different from one a few miles away in Bimini Bay, even though both sit on Anna Maria Island. I confirm which city's records apply before we build a timeline toward closing.

Retirement and seasonal income does not always look like a W-2, and that is fine.

Plenty of Anna Maria Island buyers are self-employed, semi-retired, or living on investment and rental income, especially around the canal and beach neighborhoods. I qualify these files with bank statement loans, asset-based qualification, and DSCR loans that look at what a property can rent for instead of a pay stub.

What matters for financing now is a property's permit history, whether it has been elevated or renovated to code, and its insurance claims history, all of which move the insurance quote and your qualifying payment. The FEMA 50 percent rule matters too, since repair costs above half a structure's value can trigger a requirement to elevate it.

Local note. Florida has no state income tax, real money back in your monthly budget if you are relocating to Anna Maria Island from a state that has one. Once you close and make an Anna Maria Island home your primary residence, the homestead exemption lowers your taxable value, and Florida's Save Our Homes cap limits how much your assessed value can climb each year after. That matters here more than most places, since a large share of Anna Maria Island purchases are non-homestead investment or vacation properties, with a very different tax trajectory than a homesteaded residence a few doors down.
