I dig into income and assets up front instead of hoping at the finish line. When the pre-approval letter goes out, it is a letter I will defend, because I already did the work most lenders save for underwriting.

Step 3

When your buyer writes an offer, give the listing agent my cell. I answer, I walk them through the strength of the file, and your offer stops looking like a gamble. That call has won deals against higher bids.

Step 4

Through contract you get updates at every milestone without asking. Appraisal in, conditions cleared, clear to close. If something wobbles, you hear it from me first, with the fix already in motion.
