Ellenton Mortgage Broker

I'm Tony Fitzgerald, The Mortgage Jedi, and I write mortgages for buyers across Ellenton, Florida, from Manatee River waterfront near Highland Shores to the land-lease and resident-owned 55+ communities off US-301. This page covers Ellenton's real neighborhoods, the flood zones and manufactured-home financing quirks that actually move an Ellenton loan, and what I check before I hand you a number.

What Ellenton is actually like

The real Ellenton, not just the exit off I-75.

Ellenton sits on the north bank of the Manatee River in Manatee County, directly across the water from Bradenton and immediately east of Palmetto. It's unincorporated, organized around US-301 and Interstate 75 at exit 224, which puts it on the direct line between the Tampa Bay job centers to the north and Sarasota to the south.

The river defines the community's southern edge. Highland Shores, one of Ellenton's older riverfront neighborhoods, includes a county-run public boat ramp at 353 Shore Drive with open-water access down the Manatee River toward Tampa Bay and the Gulf. Away from the water, the housing stock shifts to gated single-family subdivisions built from the late 1990s onward and to established manufactured-home communities, several of them age-qualified 55+ as a matter of community type.

Commerce clusters around the interstate. Ellenton Premium Outlets, one of the region's largest outlet centers, anchors exit 224, and the Ellenton Ice and Sports Complex runs year-round ice rinks nearby. Gamble Plantation Historic State Park on US-301 preserves the Gamble Mansion, the only surviving antebellum plantation house in South Florida, and gives the area its most recognizable landmark.

The character here is practical rather than resort-driven. Ellenton offers river access and interstate convenience at price points that generally sit below Sarasota's barrier islands, with the Parrish new-construction corridor a few miles east shaping what a buyer compares an Ellenton home against. That mix, waterfront on one end and land-lease manufactured housing on the other, is what makes Ellenton files interesting to write.

Real Ellenton communities, real loan differences

Each area changes the file in its own way.

Covered Bridge Estates

A gated single-family community off US-301 with a clubhouse, pool, fitness center, and tennis and basketball courts. Floor plans run larger than many nearby subdivisions, and HOA dues here are usually the first line item I run against your DTI.

Conventional

Oakleaf Hammock

A gated community of Mediterranean-influenced single-family homes with a pavilion, playground, basketball court, and open green space. Most of what I write here is straightforward conventional financing once HOA dues are confirmed.

Conventional · FHA

Bougainvillea Place

A gated enclave near Ellenton Premium Outlets with a clubhouse, pool, fitness center, walking trails, and a dog park. Another community where I confirm HOA obligations before we talk price range.

Conventional

Highland Shores

An established riverfront neighborhood along the Manatee River with a county-run public boat ramp on Shore Drive, and a mix of older homes and rebuilt waterfront properties. Dock and seawall condition get extra attention on flood zone and appraisal here.

Jumbo · waterfront

Colony Cove

A large age-qualified 55+ manufactured-home community on a land-lease model, with five clubhouses, six heated pools, two fitness centers, and an on-site marina on the Manatee River. Land-lease means home-only, chattel financing instead of a traditional mortgage, and I walk buyers through that difference up front.

Manufactured · chattel

North River Estates

A resident-owned age-qualified 55+ manufactured-home community of 97 home sites, where buyers own a share of the land instead of paying lot rent. Owning the land opens financing options a land-lease community can't use, and I check which ones actually apply.

Local facts that make this page real

None of this decides your rate. It's the kind of checkable detail that tells you I actually know this place instead of running a template.

  • The Highland Shores public boat ramp at 353 Shore Drive launches straight onto the Manatee River, with a run downriver to lower Tampa Bay and out to the Gulf.
  • Ellenton Premium Outlets at I-75 exit 224 concentrates more than a hundred brand-name outlet stores in one center, one of the region's largest outlet destinations.
  • Gamble Plantation Historic State Park on US-301 preserves the mid-1800s Gamble Mansion, the only surviving antebellum plantation house in South Florida.
  • The Ellenton Ice and Sports Complex runs year-round ice rinks for hockey, figure skating, and public sessions.
  • Sarasota-Bradenton International Airport is roughly 25 minutes away, downtown Sarasota about half an hour, and Tampa and St. Petersburg each roughly 40 to 50 minutes out via I-75 and I-275.
  • The Manatee River and nearby ramps such as Fort Hamer in Parrish support fishing, paddling, and wildlife viewing, with manatees and dolphins regularly seen on the lower river.

The stuff that actually moves your loan

What makes an Ellenton file different from a generic Florida file.

Flood zones along the Manatee River change your insurance, and your DTI.

Low-lying parcels along the Manatee River and its creeks, especially near Highland Shores, fall inside FEMA special flood hazard zones, where a federally backed loan requires flood insurance that counts against your debt-to-income ratio. Land further from the water often sits in lower-risk zones where coverage is optional. I pull a flood zone determination, and an elevation certificate where one exists, early in every Ellenton file.

Land-lease and resident-owned 55+ communities finance completely differently.

Ellenton has several age-qualified 55+ manufactured-home communities, and the ownership model underneath the home is the single most important thing I check. A land-lease community like Colony Cove means you own the home but pay monthly lot rent on land you don't own, which usually means home-only, or chattel, financing instead of a traditional mortgage. A resident-owned community like North River Estates conveys a share of the land itself, which opens financing paths a land-lease home can't use. I confirm which model applies before I quote anything.

HOA fees here and CDD assessments in Parrish both count against you dollar for dollar.

Gated communities like Covered Bridge Estates, Oakleaf Hammock, and Bougainvillea Place carry HOA fees with different amenity packages, and many new-construction alternatives in Parrish stack a CDD assessment on top of their own HOA dues. Every dollar comes out of the same monthly budget as your mortgage payment, so an Ellenton resale and a Parrish new build at the same price can qualify completely differently. I run the real math before we compare the two.

Older homes need their insurability checked before I can finance them.

A good share of Ellenton's established neighborhoods were built before current wind-mitigation standards, and Florida insurers scrutinize roof age and wind mitigation before writing a policy. A four-point inspection and an insurability check belong early in the process, not after you're under contract, because an insurance problem can stall a closing faster than almost anything else.

Waterfront and dock properties need extra diligence before I hand you a number.

Highland Shores and other river-adjacent parcels bring in dock condition, seawall integrity, and water depth at low tide, all of which an appraiser and an insurer will ask about even though they don't touch your credit file. I want to know about a dock or a seawall before I underwrite the loan, not after the appraisal comes back with a surprise.

Retirement and fixed income does not always look like a paycheck, and that's fine.

A large share of Ellenton's buyers are retired or semi-retired, especially around Colony Cove and North River Estates, and their income comes from Social Security, pensions, and investment accounts instead of a W-2. I qualify these files with asset-based qualification and retirement-income guidelines, so a thinner paycheck on paper does not mean a thinner approval in reality.

I run every Ellenton file like something is hiding behind the wall

I work the Sarasota, Manatee, and Charlotte corridor every day, and Ellenton sits right at the northern edge of it, one exit past Bradenton on I-75. I already know the difference between a land-lease home at Colony Cove and a resident-owned lot at North River Estates, because that difference decides whether you're looking at chattel financing or a traditional mortgage. I pull flood determinations near the river, run the real HOA-versus-CDD math against a Parrish new build, and confirm a home's insurability before I write a pre-approval, because in Ellenton the property type changes the loan almost as much as your income does. I spent 28 years as a Fire Lieutenant and EMT before I did this. There is always something in a hidden wall, and I still go looking for it.

Questions Ellenton buyers actually ask

Answered from how each one affects your financing, not just the purchase.

Is Ellenton, Florida a good place to buy with a mortgage right now?

Ellenton is an unincorporated Manatee County community on the north bank of the Manatee River at I-75 exit 224, a practical financing location on this stretch of the Gulf Coast: interstate access toward Tampa, St. Petersburg, and Sarasota, river access to Tampa Bay, and price points that generally sit below Sarasota and the barrier islands. The real question is which Ellenton: flood zone, HOA or CDD load, and whether a 55+ home is land-lease or resident-owned move your qualifying number more than the area itself does.

Which Ellenton neighborhoods are easiest to finance?

Gated subdivisions like Covered Bridge Estates, Oakleaf Hammock, and Bougainvillea Place tend to be the most straightforward conventional files once I confirm HOA dues. Highland Shores adds a layer for waterfront and dock properties. The 55+ manufactured-home communities are their own category: Colony Cove is land-lease and needs chattel financing, while North River Estates is resident-owned and can use financing a land-lease home cannot.

Do I need flood insurance to buy in Ellenton, Florida?

It depends on the property's flood zone. Low-lying land along the Manatee River and its creeks, particularly near Highland Shores, often sits in FEMA special flood hazard zones, which require flood insurance on a federally backed loan and count in your debt-to-income ratio. Land farther from the river often sits in lower-risk zones where coverage is optional but usually still worth pricing before you write an offer.

What is different about financing a home in one of Ellenton's 55+ communities?

The ownership model underneath the home decides everything. Land-lease communities such as Colony Cove involve monthly lot rent on land you do not own, which typically means home-only, or chattel, financing rather than a traditional mortgage. Resident-owned communities such as North River Estates convey a share of the land itself, which changes the appraisal, the financing available, and eventually the resale. I confirm which model applies before I talk numbers.

I want to keep a boat at my Ellenton home. What should I check before I make an offer?

Financing itself does not care whether you own a boat, but Ellenton's river-adjacent homes need extra diligence. Highland Shores has a county-run public boat ramp on Shore Drive with a run downriver past Palmetto and Bradenton into Tampa Bay and out to the Gulf, and some riverfront homes carry private docks. Verify dock permits, seawall condition, and water depth at low tide before you make an offer, since an appraiser and your insurer will ask the same questions.

Does the school district affect my Ellenton mortgage?

It does not affect financing, but it affects where a lot of my Ellenton buyers end up looking. Ellenton is served by the School District of Manatee County, and most addresses are zoned for Blackburn Elementary, Buffalo Creek Middle, and Palmetto High, all in nearby Palmetto. Attendance zones shift in fast-growing northern Manatee County, so confirm assignment for a specific address with the district first.

When is the best time to lock in an Ellenton purchase?

Ellenton follows the same Gulf Coast seasonal rhythm as the rest of the region. Buyer activity builds from late fall through spring, when seasonal residents and out-of-state buyers are in town, especially for 55+ community homes and river properties. Summer still sees activity, mostly from relocations, and the Parrish new-construction corridor next door can shift the calculus with builder incentives in any month. I would rather get your pre-approval solid before your target season than rush it later.

How do Ellenton's HOA fees compare to CDD fees in neighboring Parrish, and does it affect what I qualify for?

Both count against you the same way, dollar for dollar, in your debt-to-income ratio, but they show up differently. Ellenton's gated communities charge HOA dues directly for amenities like clubhouses and pools. Many new-construction communities in Parrish add a CDD assessment on the tax bill on top of their own HOA dues, which buyers sometimes miss since it is not a separate line item they expect. Two homes at the same price, one in Ellenton and one in Parrish, can qualify completely differently once I run both numbers.

Local note. Florida has no state income tax, which helps if you're relocating to Ellenton from a state that has one. Once you close on a traditional site-built or resident-owned home and make it your primary residence, the homestead exemption lowers your taxable value, and Florida's Save Our Homes cap limits how much your assessed value can climb each year after. One thing to check first: at a land-lease community like Colony Cove you own the home but not the land underneath it, which changes how homestead and property tax treatment apply. Confirm it with the Manatee County Property Appraiser before you count on it.

The mortgage guy question, answered honestly

Ellenton buyers ask me some version of the same question: are you a lender or a broker, and does it matter? It matters here more than most places. I am an independent mortgage broker and licensed mortgage loan originator, MLO for short, NMLS #1284924. I am not a bank. My job is home financing the way a matchmaker does it: I introduce your file to wholesale lenders across 30+ states, and the best match is the lender that funds you.

In a town Ellenton's size, that reach decides what is even possible. Colony Cove is land-lease and needs chattel financing most banks will not touch. North River Estates is resident-owned and can use financing a land-lease home cannot. A home in Covered Bridge Estates near the Manatee River may need flood insurance figured into the numbers. One loan officer at one bank cannot cover all three.
