I'm Tony Fitzgerald, The Mortgage Jedi, and I write mortgages for buyers across Englewood, Florida, from Lemon Bay canal homes to Manasota Key's rebuilt Gulf-front cottages. This page covers Englewood's real neighborhoods, the Sarasota-Charlotte county line that quietly changes your taxes and school zone, and the flood, HOA, and hurricane-rebuild math that actually moves an Englewood loan.
The real Englewood, not the postcard version.
Englewood sits on Lemon Bay between Venice and Port Charlotte, shielded from the Gulf by the barrier island of Manasota Key. It is unincorporated and straddles the Sarasota-Charlotte county line, so two sets of tax rates, permitting offices, and school assignments operate inside one community, a split that changes real numbers on the file.
The town has kept an Old Florida character much of this coast has lost. West Dearborn Street anchors the historic Olde Englewood Village district, and development stays modest, with no high-rise skyline and much of the Lemon Bay shoreline preserved as park land.
Water defines daily life here. Lemon Bay is a state aquatic preserve threaded by the Intracoastal Waterway, and Stump Pass connects it to the open Gulf. People fish the flats, hunt fossilized shark teeth, and run boats from backyard canals in Grove City and Englewood Isles.
The housing stock is broad: 1970s and 1980s canal-front ranches, bay-side cottages, villas and condos near the beaches, golf-community homes, active new construction on the platted lots of East Englewood, and Gulf-front homes on Manasota Key. The 2024 hurricanes reshaped parts of the barrier island, and the rebuild since has added newly elevated construction alongside the original cottages, sometimes on the same street.
Each area changes the file in its own way.
The barrier island holding Englewood's Gulf-front and bay-side homes, with four public beach accesses and an active rebuild since the 2024 hurricanes. Original cottages and newly elevated construction here can price very differently.
Jumbo · Flood zoneA deed-restricted Sarasota County community with a marina and homes on canals that reach Lemon Bay via Forked Creek. Straightforward conventional financing on most files, with flood insurance required on waterfront lots.
Conventional · WaterfrontA gated community off SR 776 built around 18 holes of golf and a full clubhouse, with custom and newer-phase homes. Club fees stack on top of HOA dues, so I count every one first.
New construction · ResaleAn older waterfront pocket on the Charlotte County side with saltwater canals off Lemon Bay near Stump Pass. Cottages sit next to newer elevated builds, and flood insurance is close to universal here.
Waterfront · All loan typesVintage cottages and walkable infill construction around the West Dearborn Street historic district, close to Indian Mound Park, on the Sarasota County side. Usually the most straightforward file I write in Englewood.
ConventionalCharlotte County's platted-lot corridor and the center of Englewood's new construction, much of it on well water and septic. I flag that early, since it changes what an appraiser and underwriter need to see.
New construction · DSCRA gated 55+ community in Sarasota County with maintenance-included single-family homes and villas around a clubhouse and pool. A lot of my Park Forest files run on retirement or asset-based income instead of a paycheck, its own kind of file, not a harder one.
Retirement income · 55+A gated golf-course community on the Charlotte County side, built largely in the 1990s, with a pool, fitness center, and courts along Oyster Creek. HOA and golf fees both count against your debt-to-income ratio, so I run the math before the view sells you.
Golf community · ConventionalNone of this decides your rate, it's the kind of checkable detail that shows I know this place, not a template.
What makes an Englewood file different from a generic Florida file.
Much of Englewood's waterfront and canal network, most of Manasota Key, and the canals in Grove City and Englewood Isles sit in FEMA AE or VE flood zones, where a federally backed loan requires flood insurance that counts against your debt-to-income ratio. Large inland sections, especially East Englewood, sit in Zone X, where coverage is optional. I pull a flood zone determination and elevation certificate before quoting, since identical prices can carry very different payments depending on the flood line.
Englewood is unincorporated and straddles the Sarasota-Charlotte county line. Englewood Isles, Old Englewood Village, and Park Forest sit in Sarasota County; Grove City, East Englewood, and Oyster Creek sit in Charlotte County; Manasota Key is split, north end Sarasota, south end Charlotte. That line decides your tax rate, permitting office, and school assignment, and the tax rate is part of your monthly payment. I confirm the county before quoting anything, since two similar homes on opposite sides do not qualify the same.
Manasota Key took storm surge and wind damage from Hurricanes Helene and Milton in 2024, after Hurricane Ian in 2022, and the rebuild since has mixed original cottages, renovated homes, and newly elevated construction. FEMA's substantial-improvement rule applies: once repair costs reach half a structure's value, it must meet current floodplain standards. Permit history, elevation certificates, and roof age all move the insurance quote, which moves your payment.
Boca Royale and Oyster Creek layer club and golf fees on top of HOA dues, and Park Forest's maintenance-included structure folds a lot of cost into one number that still counts against your debt-to-income ratio. Condos near the beach carry their own association approval too, so I pull that questionnaire early. Two homes at the same price can qualify very differently once every dollar is counted.
A large share of East Englewood runs on well and septic instead of county utilities. That kind of property usually needs a water quality test and a septic inspection, and some loan programs treat it differently than a home on public utilities. I check for it on the first call, not after we're already under contract.
Englewood draws a lot of retirees, seasonal residents, and self-employed buyers, especially around Park Forest, the golf communities, and the canal neighborhoods. I qualify these files with asset-based qualification, bank statement loans for self-employed income, and DSCR loans on rental income instead of pay stubs, useful if you're eyeing a canal home in Grove City or Englewood Isles as a rental.
I work the Sarasota, Manatee, and Charlotte corridor every day, and Englewood sits right where two of those counties meet. I know which side of that line a Grove City or Manasota Key address falls on, what a rebuilt Manasota Key cottage needs in permit history before an underwriter will touch it, and which golf communities stack club fees on top of HOA dues. In Englewood, which side of the line and which side of the storm a home sits on changes the file almost as much as your income does. I was a Fire Lieutenant and EMT for 28 years before this. I still check behind the wall.
Answered from how each one affects your financing, not just the purchase.
Englewood is a Gulf Coast community on Lemon Bay with an Old Florida character, four public beach accesses on Manasota Key, and housing from canal-front ranches to golf-community villas and rebuilt Gulf-front cottages, so most budgets fit somewhere. The real question is which Englewood: flood zone, county, and HOA or CDD load move your qualifying number more than the town's reputation does.
Old Englewood Village and Park Forest tend to be the most straightforward conventional files, established homes on the Sarasota County side. Englewood Isles and Grove City add a flood insurance layer since most canal lots sit in AE or VE zones. Boca Royale and Oyster Creek stack club and golf fees on top of HOA dues, and Manasota Key adds elevation certificates and permit history from the post-2024 rebuild.
Many do. Waterfront and canal-front homes, including most of Manasota Key, Grove City, and the canal sections of Englewood Isles, typically sit in FEMA AE or VE flood zones, where a federally backed loan requires flood insurance that counts against your debt-to-income ratio. Large inland sections, particularly East Englewood, fall in Zone X, where coverage is optional. I pull an elevation certificate and a real flood insurance quote early rather than estimating, since premiums vary with elevation and construction.
Both. Englewood is unincorporated and straddles the Sarasota-Charlotte county line: Englewood Isles, Old Englewood Village, and Park Forest sit in Sarasota County; Grove City, East Englewood, and Oyster Creek sit in Charlotte County; Manasota Key is split, north end Sarasota, south end Charlotte. The county determines your property tax rate, part of your payment, so I confirm the county before quoting your number, not after.
Financing does not care whether you own a boat, but Englewood's canal and waterfront homes need extra diligence before an appraisal or closing. Boats reach the Gulf through Stump Pass, and canal neighborhoods like Grove City and Englewood Isles offer navigable water from private docks, with Englewood Isles reaching the bay via Forked Creek. Verify canal depth, seawall condition, dock permits, and fixed-bridge clearance against your boat before writing an offer.
It does not affect financing directly, but it shapes where a lot of my Englewood buyers look, tied to the county line. Charlotte County Public Schools runs Vineland Elementary, L.A. Ainger Middle, and Lemon Bay High for the Charlotte side. Sarasota County Schools serves the Sarasota side, with Englewood Elementary in town and middle and high assignments that have historically pointed toward Venice-area schools, an arrangement now shifting with Wellen Park High School open. Confirm current assignment with the district before closing.
Englewood runs on the same seasonal rhythm as the rest of the Gulf Coast. Buyer activity is strongest from late fall through spring, when seasonal residents return and tour homes in person; summer often brings less competition. I'd rather get your pre-approval solid before your target season than rush it once you find the house.
Manasota Key took storm surge and wind damage from Hurricanes Helene and Milton in 2024, on top of Hurricane Ian in 2022, and the rebuild since has mixed original cottages, renovated homes, and newly elevated construction on the same streets. FEMA's substantial-improvement rule applies: once repair costs reach half a structure's value, it has to come up to current floodplain standards. Roof age, wind-mitigation features, and permit history all move the insurance quote, and insurance moves your qualifying payment.
Local note. Florida has no state income tax, real money back in your budget if you're relocating to Englewood from a state that has one. Once you close and make an Englewood home your primary residence, the homestead exemption lowers your taxable value, and Florida's Save Our Homes cap limits how much your assessed value can climb each year after, worth knowing here, since Englewood's tax bill already depends on which county you land in before either exemption or cap applies.
Englewood straddles the Sarasota and Charlotte county line, and buyers here type all kinds of things into Google: mortgage lender, loan officer, home loans near me. Whatever words you use, here is what you get with me. I am an independent mortgage broker and licensed mortgage loan originator, NMLS #1284924. I am not a bank. I shop wholesale lenders across 30+ states, and the one that earns your loan is the one that funds it.
That shopping matters in a place like Englewood, tucked on Lemon Bay behind Manasota Key. Canal homes in Englewood Isles and Grove City often sit in AE or VE flood zones, and communities like Boca Royale stack club and golf fees on top of HOA dues, which changes how a lender counts your debt.
