Yes, your overtime counts. Firefighter overtime, holiday pay, and incentive pay can all be used to qualify for a mortgage when they are documented correctly, usually with a two-year history that gets averaged. The problem is that most loan officers have never read a fire department pay stub. I spent 28 years in the fire service before I became a mortgage broker. Before we talk numbers, you should know who you are talking to. I sat in the same station you do. Twenty-eight years in the fire service. Firefighter/EMT, lieutenant, hazmat and WMD tech, state fire instructor. I taught the live fire classes and the courses guys took for their officer and instructor certs, and I spent years as an offshore powerboat rescue diver, which is a fancy way of saying I got paid to jump out of perfectly good boats. When I left the job and became a mortgage broker, I kept seeing the same thing: firefighters having to translate their own paycheck to a loan officer who had never seen one. How does firefighter pay actually get counted?

Your paycheck only looks complicated to people who have never seen OT codes and cert pay. Here is how each piece gets treated, in plain English.

Your base pay is the easy part, and it is stronger than you think.

An underwriter is the person at the lender who verifies your file and signs off on the loan, and underwriters love what a firefighter file looks like at its core. Public employer. Verifiable salary. Years on the job. A pension building in the background. Stability is the thing underwriting rewards most, and you have it in a way most borrowers do not. The base salary counts in full with normal W-2s and pay stubs. Where files get fumbled is everything stacked on top of it, which is the rest of this list.

Built-in overtime is real income, and it can count.

A 24/48 rotation averages out to a 56-hour week, and the federal wage law draws the overtime line for firefighters at an average of about 53. Some departments schedule Kelly days, the extra scheduled day off built into the rotation, to pull the average back down. Others just pay the built-in overtime every cycle, so OT shows up on your stub even if you never pick up an extra shift. Most lenders want about two years of overtime history and they average it. When the overtime is structural, meaning the schedule itself creates it, a written verification of employment from your department (a form your payroll office fills out) stating it is expected to continue makes the file stronger, and some lenders will work with a shorter history in that situation.

Voluntary OT, holiday pay, and storm money get averaged.

Coverage shifts, holdovers, holiday checks, hurricane deployments. You know which years were big and which were quiet, and so does the underwriter, because they are looking at two years of W-2s side by side. If the trend is steady or climbing, the average typically counts. If last year dropped hard, most lenders lean on the lower number or ask why. That is usually a documentation problem, and documentation problems are solvable. An injury year, a temporary assignment, a staffing change, these can all be explained in writing. Incentive and cert pay stack on top.

Paramedic incentive. Special ops and tech rescue pay. Dive team pay, which I collected myself for years, so I promise I will not squint at that line on your stub. EMT certs, education incentives, longevity pay. All of it is real income to an underwriter when it shows up consistently on your stubs and W-2s and is expected to continue. The trick is making sure it actually gets counted instead of lumped into a pile labeled “other” and quietly dropped. When I read your pay stub, I go line by line, because I know what each line is.

The off-day business gets its own lane.

Half the firehouse runs something on the off days. Lawn care, home inspections, remodeling, a charter boat, a little construction outfit with two guys from C shift. Underwriting treats that as self-employed income, which typically means two years of tax returns, and here is the part that surprises people: the number that counts is your net income after write-offs, not what you gross. Florida Hometown Heroes

Hero programs from some lenders

Some lenders offer firefighter and first responder programs with things like reduced fees or closing credits. They are real, but they vary by lender and change without notice, and whether one actually fits depends on your file. I always price them against the plain-vanilla options, because the plain option sometimes wins once you add up the whole deal. A discount on a worse loan is still a worse loan.

VA loans, if you served first

A lot of firefighters came to the job through the military, and if that is you, your VA benefit may be the strongest tool in the box. The standard programs do the heavy lifting

For most firefighter files, the winning play is a standard program with your income counted correctly. FHA opens the door at 3.5 percent down. Conventional goes as low as 3 percent down for qualifying first-time buyers. Yes, and I will not pretend it is as easy as it was ten years ago. Here is how I actually think about it with the firefighters I work with.

Your file reads better than you think

A firefighter paycheck is steady, public, and verifiable, three words underwriters would tattoo on themselves if they were the tattoo type. Add years of service and a pension and you have the stability half of the equation locked before we even talk overtime. Most firefighters I sit down with qualify for more than they expected once the whole paycheck gets counted.

Where the numbers stretch furthest

Close to the coast is expensive, no way around it. Right now, firefighter budgets tend to work best in Parrish, Palmetto, Ellenton, North Port, and Port Charlotte, where entry price points sit meaningfully lower than Sarasota or west Bradenton. You know better than anyone what a commute feels like after a 24, so the real conversation is what trade you are willing to make between drive time and square footage.

Budget the insurance like a Floridian

You have walked enough post-storm scenes to respect what wind and water do here. Property insurance runs high in this part of Florida, and roof age and wind mitigation features move the premium in a big way. The first house is a stepping stone

Whether you served in the military before or during the fire service. VA eligibility changes the whole conversation, so it comes up early.

The map

Where your station is and how far you are willing to live from it. That shapes the search area before the budget does.

Household

Who is on the loan with you. A spouse's steady W-2 income can balance out a file that leans heavily on overtime.

Do firefighters get special home loans?

There is no single national firefighter mortgage, and anyone who tells you otherwise is selling something. What exists is a short stack of real advantages: Florida Hometown Heroes, a state down payment assistance program for frontline workers whose funding comes and goes by cycle; hero-style programs some lenders offer, which vary by lender and change without notice; VA loans if you served in the military; and the standard programs, FHA at 3.5 percent down and conventional at 3 percent down for qualifying buyers, which do the heavy lifting for most files. The right answer is whichever combination pencils out best on your file, so I check them side by side.

How much overtime history do I need, and what if it dropped?

Most lenders want to see about two years of overtime history, and they average it.
