Why is a retired firefighter doing mortgages?

After I left the fire service, I kept hearing the same story from the people I served with. What makes a first responder mortgage file different?

Your W-2 does not look like an accountant's W-2, and that is fine. Here are the six places responder files get mishandled, and where they get stronger in the right hands.

Shift differential

That extra hourly bump for nights, weekends, and holidays is real money, and over a year it adds up to real buying power. Underwriters classify it as variable income, which means it needs a documented history before it counts toward qualifying. Handled right, it counts. Ignored, it quietly shrinks your approval.

Overtime history

Most departments run on overtime, whether it is mandatory holdover or shifts you pick up. The difference between counting it and losing it is usually the paperwork, not the pay.

Off-duty details and second jobs
